Booking Conditions
Once you have had confirmation from Liliana that the dates you requested are available and have read the Terms and Conditions below, please Click here to go to the printable Booking Form.

1. A deposit of 30% of the total letting price is payable at the time of booking. The remainder is payable 8 weeks before the letting period. If balance of the payment is not received by us, we shall be entitled to cancel the booking, without prejudice to our claim for cancellation charges and to retain the deposit.

2. For any booking made less than 8 weeks prior to the beginning of your holidays payment must be made in full.

3. No later than l5 days before departure, we will forward detailed instructions on how to reach the property together with telephone number of person to contact in case of delays.

4. Rental is from Saturday to Saturday. Client must arrive between 5:00 and 7:00 p.m. and depart by 10:00 am.

5. The house should be found in a clean and tidy condition on arrival, and left in a tidy condition on your departure. There is a final Cleaning charge which is stated on your price list.

6. With your final payment you will be expected to pay a damages deposit of £100. which is refundable when you return your key or mailed to your home address. Provided no damage has been caused by your party to the house, its garden area, internal and external furnishing (fair wear and tear ex-cepted). Exterior furniture should not be removed from property for day trips.

7. Only those persons registered on the booking form may stay at the house and the total number of such persons must not exceed the authorised number stated. The person signing the booking form is responsible for the correct and decent behaviour of his party.

8.Cancellation of your Holiday must be made in writing to Liliana Parise with whom you have made the booking by recorded delivery, registered post or fax and it shall take effect upon the date it is received. We strongly recommend to all visitors to take out Travel Insurance to include Cancellation Cover.
Cancellation Charges as Follows:
Up to 70 days of Departure 30% Charge
Between 70 days and 28 days 60% Charge
Between 28 days and 7 days 80% Charge
Between 7 days and departure day 100% Charge

9. If for any reason beyond our control, we are unable to provide you with the property you have booked, we reserve the right to transfer you to a similar property in the area. However, if this is not possible or you do not wish to be transferred, we will cancel the booking and refund the amount paid to us for the property.

10. Maid service is possible to arrange but it cannot be guaranteed -- paid locally. Beds will be made on arrival, and clean sheets will be provided weekly during a stay of 2 - 3 or more weeks. Child's cot or extra bed and high chair are available on request cost as on price list.

ll. The swimming pool is for the sole use of the guests. It is closed before May 5th . and after October 31st..

12. The property includes crockery, cutlery, bed linen and tea towels, bath and face towels (not swimming pool towels). Gas, electricity, and water are also included but not heating, except November to April letting , when it is included at an extra cost.


Important Information

Telephone
Some accommodations have telephones with a meter you should settle the account with the keyholder before you depart.

Central Heating
Fuel is pumped into Italy through a grid system from neighbouring countries. This makes it expensive and properties offering central heating will offer it at an extra cost. Most properties that offer it have a meter and a reading is taken on arrival and departure. (Price per unit quoted on request). The ac-count should be settled with keyholder unless otherwise instructed.

Water and Electricity
You should be sparing with water and electricity. With water there may be interruptions from time to time when there is a long dry period or repairs from the local water board. Most houses have drinking water but it is common practice to drink bottled water in Italy. Occasionally repairs may have to be carried out with washing machines, hot water installations and swimming pools. With electricity there may be power failures during or after storms. There are times when TV equipment and telephones damaged. During high season it may cause some inconveniences because parts and labour are not available as quickly as we would expect. But the keyholder or owners do their utmost to resolve the problems as quickly as possible.

Bed Linen and Towels
Bed linen , tea towels are provided and changed weekly, swimming pools towels are not. However some houses offer them at an extra cost. The same applies if you would like your linen changed more than once a week.

Furnishings
These vary from house to house because the houses are individually owned. They are of different taste and quality some have higher standards but this does not necessarily mean they are more comfortable. Armchairs and carpets are often not considered essential, also kettles, toasters and teapots are con-sidered English peculiarities.
From time to time you will also find that wardrobe space is not in the bedroom but in a large hallway or another room. In case of wear and tear or dam-age the owners change furniture and replace with similar standard.

Annoyances
Drains can sometimes leave a lot to be desired although the local environmental Offices have been improving this situation . As the farmhouses and villas are rural they are all surrounded by vineyards, olive groves , hillsides of sunflowers and woodland, you will sometimes hear the sound of farm machinery early in the morning.
During hunting season which begins around mid September sometimes you will hear the sound of gunfire in the distance.

Roosters, chickens and dogs call each other loudly at certain times during the day! As we are in a hot country it is important that rubbish is disposed of in appropriate bins and not left in or around the house or unpleasant creatures will find their way in the living areas.

Included in the Cost of the Property
Linen, normal use of electricity (owners may get annoyed if light bulbs are left on unnecessarily and you may be asked to switch them off or pay an ex-tra), gas, water and local taxes.

What is Paid Locally
Central Heating, maid service, use of cots, extra bed, high chairs, and other small services that may help to make your holiday more enjoyable.
Where there is a washing machine in the house it is included in the cost of the letting but where there is a communal laundry room there is usually a small charge.
If you would like to find some supplies at the house on your arrival, we can arrange it where possible and you pay the owner or representative locally. Please note that soaps, and detergents are not offered at most farmhouses.
